Booking and Cancellation Terms for Individuals – Lumo Resorts Oy

These terms apply to all accommodation and travel packages offered by Lumo Resorts Oy. By making a booking, the customer agrees to these terms.


1. Booking and Confirmation

A booking is made either through Lumo Resorts Oy’s booking system or in writing.

A booking becomes binding when Lumo Resorts Oy sends a confirmation via email or phone.

Customers must ensure their email address is correct and operational.

Customers must be of legal age. Minors may stay without a guardian only with written consent from their guardian before the stay.


2. Payment Terms

Full payment is required in advance.

Reservations are confirmed only after payment is received.

Accepted payment methods: invoice, secure online payment link (Paytrail), or credit card payment on site for walk-in bookings.

Additional expenses during the stay can be settled at the resort by card or cash (euros).

Credit card details may be requested at check-in to cover potential extras.


3. Cancellation Terms

Season A: 10 December 2025 – 6 January 2026

  • Cancellations or modifications 42–28 days before arrival: 50% of the total booking amount charged.

  • Cancellations or modifications less than 28 days before arrival, or in case of no-show: 100% of the booking amount charged.

Season B: 10 November – 9 December 2025 / 7 January – 1 April 2026

  • Cancellations or modifications 28–14 days before arrival: 50% of the total booking amount charged.

  • Cancellations or modifications less than 14 days before arrival, or in case of no-show: 100% of the booking amount charged.

Season C: 1 April – 9 November 2026

  • Cancellations or modifications 14–7 days before arrival: no charge.

  • Cancellations or modifications less than 72 hours before arrival, or in case of no-show: 100% of the booking amount charged.

General Notes:

All changes and cancellations are subject to availability.

Guests are responsible for ensuring their travel insurance covers potential cancellation costs.

Lumo Resorts Oy reserves the right to charge the applicable amount from the credit card provided at booking.


4. Lumo Resorts Oy’s Right to Cancel a Booking

Lumo Resorts Oy may cancel a booking due to force majeure; all payments will be refunded.

If payment is not made by the due date, Lumo Resorts Oy may cancel the booking and transfer unpaid invoices to a collection agency.


5. Check-in and Accommodation Period

Accommodation is available from 3:00 PM on the day of arrival and must be vacated by 12:00 PM on the day of departure.

Access is via key codes delivered in advance.

Late check-in after 22:00 must be notified in advance; otherwise, it cannot be guaranteed.

Only registered guests are allowed in private areas; maximum occupancy must not be exceeded.


6. Insurance

Guests are recommended to have travel insurance.

Lumo Resorts Oy does not accept cancellations without applicable fees even with medical certificates or other documentation.

Lumo Resorts Oy does not provide insurance services.


7. Force Majeure and Applicable Law

Lumo Resorts Oy may modify or cancel a reservation due to circumstances beyond its control (e.g., pandemics, earthquakes, floods, wars, terrorism).

Finnish law applies. Disputes are subject to Finnish courts and handled in the Oulu District Court.


8. Services Included in Packages

Accommodation packages may include: bed linen, towels, basic kitchenware, final cleaning, hot tub use (if available).

Packages may also include: 24/7 guide support, accommodation, pre-selected activities and services.

Additional services can be booked on-site; if unavailable due to force majeure, payment will be refunded and alternatives offered if possible.

During guided activities, Lumo Resorts Oy ensures safety; guests are responsible for personal belongings and incidents outside guided activities.


9. Other Terms

Guests must inform Lumo Resorts Oy in advance if bringing pets; pet-friendly accommodations are limited.

Parking with heating outlets is limited; EV charging only at designated points.


10. Liability for Damages and Disturbances

Guests are responsible for any damage caused.

Disturbances may result in immediate termination of accommodation without refund.

Quiet hours: 10:00 PM – 8:00 AM.

Smoking, e-cigarettes, and harmful activities are prohibited inside accommodations.


11. Complaints and Dispute Resolution

Complaints must be reported immediately to Lumo Resorts Oy or reception.

Efforts will first be made to resolve disputes amicably.

Legal cases are handled under Finnish law in the district court of Lumo Resorts Oy’s registered location.

Night in the wilderness

Spend a night deep in the Arctic wilderness for an authentic back-to-nature experience. Guests sleep in a traditional lean-to shelter or heated wilderness tent, with campfire warmth and high-quality gear ensuring comfort in all conditions.

In summer and autumn, the experience is enhanced with a tent sauna, while in winter, a traditional sauna can be arranged during the trip. This overnight journey offers a rare chance to disconnect, enjoy the silence of nature, and immerse yourself in true wilderness living.

Meet the santa

A magical moment where guests can meet Santa in person, enjoy a warm chat, and receive small gifts. This unique experience brings festive spirit and creates unforgettable holiday memories. 

Snowshoeing in the Resort Wilderness

Lumo Resort is set on a vast private area surrounded by pristine forests, making it a perfect place for snowshoeing. From the resort, you can follow marked trails for an easy walk through the snowy landscape, or step off the paths into untouched deep snow for a more authentic wilderness adventure. A peaceful way to explore Lapland’s winter beauty at your own pace.

Ice fishing

Try your luck with traditional ice fishing on the frozen Lake Nissinjärvi, available from November until April. The lakes in Kuusamo are rich with fish, and the day’s catch can be prepared into a delicious meal by the fire in a cozy grill hut. A peaceful and authentic Lapland experience for nature lovers.

 

Aurora Hunting

Join a guided Aurora Hunting Tour, where expert guides take you to the best spots to witness the magical Northern Lights. While searching for clear skies, you’ll hear stories about the auroras and local traditions. Snowshoes are available for exploring the nearby forests and wilderness during the adventure.

HARD CORE AURORA TOURS
For true adventurers, we offer extended trips by car in search of clearer conditions – maximizing your chances of seeing the auroras. Professional photographs are included.

HUSKY SAFARI

The husky safaris take place outside the resort, with transportation provided from the resort to the starting point. These safaris offer an unforgettable experience in the winter wilderness, suitable for both first-timers and more experienced dog sledding adventurers.

HUSKY FARM 

Begin your adventure at a local husky farm, where you can meet and interact with the friendly sled dogs, learn about their care, and hear stories about mushing traditions. 

Sledding hill / tobbogan

In the heart of the resort, you’ll find our fun and family-friendly sledding hill. The slope is fully illuminated, making it safe and enjoyable even in the darker hours of the day. Guests can slide down with a traditional sled or try the ride with an inflatable tube for an extra thrill. It’s an easy and entertaining activity for both children and adults, right in the center of the resort.

GUIDED TOURS

Guided tours offer an opportunity to deepen your nature experience with the help of a guide who shares insights about the area’s history, geology, flora, and fauna. The tours include visits to Oulanka National Park or other notable locations in the region. The guide carries a camera and all photos taken during the tour are included in the package, ensuring you have lasting memories of your adventure. Additionally, the guide ensures the safety of the tour and helps you discover the best routes and landscapes.

MINI TRACK

The short snowmobile trail within the resort area is fenced and safe, and can also be explored independently along the marked path. It’s perfect for first-time riders or a quick adventure in the stunning winter landscape.

SAFARI

The longer guided snowmobile safari takes you through breathtaking winter landscapes on a two-person snowmobile with a guide. The safari includes a break with a snack and hot drink – the perfect mix of adventure and comfort.

 

Reindeers

Meet the friendly reindeer up close, learn about the life of local herders, and discover the importance of reindeer in the Arctic culture. You’ll have the opportunity to feed the reindeer and enjoy a peaceful sleigh ride through the snowy landscapes.
